I have a dream....

Give me some acres far, far away from everyone and let me build this house. Been looking at this company for a while; kits are quality and everything is laid out for you. Like a giant erector set for adults. And who can argue when they name a model after one of the greatest US presidents ever?

I've built 2 house and a shop by hand now. It's actually fairly easy to frame and most of the other stuff is not too dificult. The things I hate doing is drywall and ceramic tile.

I'm assuming your building this somewhere they don't install basements?

Always remember roofing and basement are your two biggest single ticket items. You can save money going 2 story over a bigger foot print.

Lastly its a nice layout but i don't like the idea of a dryer in my pantry.

Nice layout. You'd need to kick the dining room over to make room for a water heater and furnace, and to enlarge the rather paltry pantry. You'll also have to overbuild a little in the Great room or master to hold the weight of your 178-gun safe, and I suppose the bookcases would be on the great room wall. When do we start? You wanna do a kickstarter?

Angel, if do ever build your own, research insulated concrete form aka ICF. It goes together like lego, it's styrofoam so it's light and you can even build round walls. There are two ICF houses in my neck of the woods, both were put together by retired old guys without any help.

Reinforced concrete walls are a good thing.

Where's your garage and its access point to the house? I see this fitting nicely on a foundation into a hillside facing away from a road.
Which is where a utility room fits for HVAC, water heater, electrical and data; back that up with a half bath with stubs and laundry tubs/mudroom etc. The plumbing seems kinda spread out and you'll have to watch the drain slopeage angles vs headroom downstairs.
I'm not sure where to put the stairway up from the basement? And O Yeah another fireplace/wood stove tie-in near an access door.
With all of that I've probably doubled the cost (Oh the Horrors) but tripled the utility - if you can do the stairs...

I like the plan, but I would move teh closet in Bedroom 2 to between it and Great Room for less noise. That or install a book case along it for sound. I'd also add some clerestory view panels closer to ceiling for privacy yet allowing light to spill over ceiling for better room illumination. The Utility Room (washer dryer) needs some table space, vs. the pantry. I'd recess the pantry into dining room wall. Kitchen - I'd flip the sink / refrigerator to full height wall against Master Bed wall. That or move the entire shebang against that same wall.
