Decisions, decisions, decisions



So we went for a little Sunday drive this afternoon to see another piece of commercial property in Amarillo, this time a 30 x 100 metal shop on 10 acres that used to be a driving range. There's a 1000-lb hoist that can move the length and width of the shop, and it has all utilities and full fencing. Triangle Drive is a nice industrial road north of Amarillo with a Mueller Metal Buildings shop at one end and J. Lee Milligan Trucking at the other. And scattered through the middle is a variety of industrial and commercial businesses.

As a matter of fact, one long-term business is right next door to this property, within 10-15 feet actually. It's the Studio 1 Adult Bookstore and "Smoke Shop" (technically "Head Shop" but pairing that with porn just lends itself to too many jokes). As I've been told by people in the know, Studio 1 has been in that location for many, many years, and is seldom a place of unrest.

Now, I'm an adult with an eye for a bargain, and at $80,000 I know I can do a lot with this place. My first thought is an indoor/outdoor range. A nice big 40x100(?) ft building for an indoor range and then a nice outdoor setup. You know, as long as the sound of gunfire doesn't bother the patrons next door. Hell, this is Texas, would probably turn 'em on harder.

Anybody know if there are any rules against firearms being next door to titties and a head shop?

There is (or at least use to be) a package liquor store/gun shot called 'Guns and Liquor' down in Uvalde Texas which was about two blocks away from a drug and alcohol 'half way/recovery house'. Have to love Texas .....
Use to travel through that area on a regular basis (out of New Mexico) and as a matter of principle, stop in to purchase adult beverages .....

Please allow me to share my experiences of buying commercial property with you and your followers.

Listed with a real estate company was a 4000 sq. ft. building on 1/3rd of an acre; asking price was $99.900.00

I needed a building to move into as I had out grown my old one. I called the listing agent and offered what I could afford, it went like this;

Devil Tongue: I see what you are listing the property for, however I can not afford that.
Listing Agent: well what can you afford?
DT: I will give you $72,500.00, take it or leave it.
LA: They will never take that!
DT: Maybe not, but by law you have to take my offer to them!
LA: I know and I will.
Three days later I owned the property.

With 10 acres you should be good as long as you are outside city limits. Most Texas municipalities have laws against firing a gun inside city/town limits, but variances can be applied for. I wouldn't think you'd get one very easily in Austin, but Austin ain't Texas. San Antonio, on the other hand, has at least one indoor range that I know about.

Most county laws, if there are any at all, require 5 acres.

A call to the County Clerk's office should get you the info you need.

Priced at 80K, I'd offer about 68 and let the hagglin' begin.

NRA has lots of resources about how to set up a commercial range. Those laws abouot not discharging weapons in city limits normally don't apply to a range where safe fields of fire are established. Inside the city limits there are probably some permits required.

I'd buy a membership. It's close enough I could make a weekend out of it, camp in the Canyon, then go shoot some shit. I still think there oughta be a meetup. We could even bring Max or Sparks out and turn it into a training time!

Yeah, it's still there. Drove through there recently. Thought the same thing :Only in Texas.

Call an indoor range contractor to get a ballpark cost. Keep in mind your metal building won't have any solid walls, nor the proper HVAC an indoor range needs. It all adds up to a pretty penny.
